Who qualifies for a VA loan in Colorado?

Down payment, fees and costs

Do I need a down payment?

Many eligible VA purchases do not require a down payment. Available entitlement, lender approval, the appraisal and transaction details can affect the result.

Do VA loans have PMI?

VA-backed loans do not charge monthly private mortgage insurance. A funding fee may apply unless an exemption is available.

What is the VA funding fee?

It is a one-time program fee. The applicable amount depends on the loan type and other relevant factors, including first/subsequent use and down payment where applicable.

Are all veterans exempt from the funding fee?

No. Exemption depends on VA’s qualifying categories and documentation. Confirm the status for your transaction rather than assuming it applies.

Does no down payment mean no closing costs?

No. Closing costs and other cash requirements should be reviewed separately. Ask for the full loan estimate and any applicable seller credits or financing options.

Documentation and the buying process

Do I need my COE before speaking with a lender?

No. You can begin the discussion while the certificate is being obtained. Your lender can explain which documents are needed next.

How long does a VA purchase take in Colorado?

What does the VA appraisal review?

Can I refinance a VA loan later?

A refinance may be available if the applicable requirements are met. The IRRRL is designed for eligible existing VA loans; other refinance options have different requirements.

Does a VA loan automatically qualify me for Colorado’s disabled-veteran property tax exemption?
